CONDITIONS OF APPROVAL <br /> SA-94-9 <br /> Don Morris <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the expansion of an existing automotive repair facility, as shown <br /> on the approved Site Plan (dated 23-94). Storage of vehicles associated with the <br /> approved use shall be limited to those vehicles to be repaired at the facility. There shall <br /> be no outdoor repair work, dismantling activities, or storage of parts and equipment <br /> associated with the approved use. <br /> b. Submit an Improvement Plan, prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, <br /> screening/fencing details, and grading. The site's drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Improvement Plan. A plan check fee <br /> will be required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All automobile and <br /> truck parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall <br /> be provided where necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5) <br /> d. Automobile parking shall be installed as indicated on the approved Site Plan. One truck <br /> parking and loading space shall be provided as specified in Section 9-1015.6{a) of the <br /> Development Title. The size and location of the parking spaces shall be consistent with <br /> the requirements of Chapter 9-1015 of the Development Title. No more than 25 percent <br /> of the parking spaces may be compact stalls. Automobile parking spaces shall not be <br /> located in front of roll up doors or other points of vehicle access into the buildings. <br /> Details shall be included on the Improvement Plan. <br /> e. The driveway on Wilson Way shall have a minimum width of 25 feet (Development Title <br /> Section 9-1015.5(h)). Parking aisles for two-way use shall have a minimum width of 25 <br /> feet (Development Title Section 9-1015.5{i)). Details shall be included on the <br /> Improvement Plan. The gate on Wilson Way shall be recessed in accordance with the <br /> provisions of Section 9-1022.2(f} of the Development Title or be kept open during hours <br /> of operation.
