f. Landscaping shall be installed as indicated on the approved Site Plan. All areas not used <br /> for buildings, parking, driveways, walkways, or other permanent facilities shall be <br /> landscaped. Landscape details shall be consistent with Chapter 9-1020 of the <br /> Development Title, be included on the Improvement Plan, and installed prior to issuance <br /> of the Certificate of Occupancy. <br /> 9. Outdoor trash bins shall be kept in an enclosure with solid masonry walls on three sides <br /> and gated on the fourth side (Development Title Section 9-1022.4{e}{3}). Details shall <br /> be included on the Improvement Plan and be installed prior to issuance of the Certificate <br /> of Occupancy. <br /> h. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorists. <br /> i. There shall be no new signs permitted as a part of this approval. <br /> J. The owner shall either submit a recorded grant deed, indicating his ownership of APN <br /> 119-043-22, or a recorded parking easement on that parcel prior to issuance of the <br /> Certificate of Occupancy. <br /> k. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Provide restrooms conforming with all disabled access requirements. (CCR,Title <br /> 24) <br /> (2) The floor area of the repair shop (H-4 occupancy) shall be served by one or more <br /> floor drains that shall drain to an approved grease and oil separator. The <br /> separator shall have prior approval by Public Health Services (Environmental <br /> Health Division) before submission to this Division for permits, and the separator <br /> shall meet all the criteria for hazardous waste generation. <br /> I. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance. (CCR, Title 24) <br /> (2) Provide identification signs for the parking spaces, including the tow away' sign, <br /> at each entrance or visible from each space. (CCR, Title 24) <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot. (CCR, Title 24) <br /> M. The construction plans shall indicate a Class 'B' listed or noncombustible roof covering. <br /> n. An H-4 occupancy in excess of 3,000 square feet will require fire sprinklers. <br /> 0.
