f. Landscaping shall be installed as indicated on the approved Site Plan. All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall be landscaped. Landscape details shall be consistent with Chapter 9-1020 of the Development Title, be included on the Improvement Plan, and installed prior to issuance of the Certificate of Occupancy. 9. Outdoor trash bins shall be kept in an enclosure with solid masonry walls on three sides and gated on the fourth side (Development Title Section 9-1022.4{e}{3}). Details shall be included on the Improvement Plan and be installed prior to issuance of the Certificate of Occupancy. h. Any security or parking lot lighting shall be installed according to the requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted, except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. i. There shall be no new signs permitted as a part of this approval. J. The owner shall either submit a recorded grant deed, indicating his ownership of APN 119-043-22, or a recorded parking easement on that parcel prior to issuance of the Certificate of Occupancy. k. The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) Provide restrooms conforming with all disabled access requirements. (CCR,Title 24) (2) The floor area of the repair shop (H-4 occupancy) shall be served by one or more floor drains that shall drain to an approved grease and oil separator. The separator shall have prior approval by Public Health Services (Environmental Health Division) before submission to this Division for permits, and the separator shall meet all the criteria for hazardous waste generation. I. The Construction Site Plan shall indicate the following: (1) Provide parking for the physically disabled. The spaces shall be located as close as possible to the primary entrance. (CCR, Title 24) (2) Provide identification signs for the parking spaces, including the tow away' sign, at each entrance or visible from each space. (CCR, Title 24) (3) The slope of a parking space shall not exceed 1/4 inch per foot. (CCR, Title 24) M. The construction plans shall indicate a Class 'B' listed or noncombustible roof covering. n.
