COMMENTS ON DEVELOPMENTS <br /> SA-94-9 <br /> RECOMMENDATIONS: <br /> 1. Dedication of 30' X 30' corner cut-offs (snipes) at the Wilson <br /> Way intersections with Alpine Avenue and Belvedere Street shall <br /> be required. (Development Title Section 9-1150.2) <br /> 2 . The frontage improvement for Alpine Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> an 84-foot right-of-way minor arterial street. The frontage <br /> improvement for Wilson Way shall be constructed in conformance <br /> with the 1964 San Joaquin County plans with curb, gutter, and <br /> a 6. 51 sidewalk. The frontage improvement for Belvedere <br /> Street shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way local residential <br /> street with vertical curb. Only the improvements on Belvedere <br /> Street will be deferred upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreement <br /> with a deposit equivalent to their estimated construction costs <br /> prior to approval of the Improvement Plan. (A $260 . 00 fee <br /> currently is required for processing per Development Title <br /> Table 9-240. 2 in addition to a copy of the Grant Deed, <br /> recording fee, and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to the <br /> Public Works Department for approval. As an option the <br /> Department of Public Works will prepare the drawing and <br /> estimate for an additional fee of $115. 00. ) <br /> (Development Title Section 9-1150. 2) <br /> 3 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145. 2) <br /> 4 . The Traffic Impact Mitigation Fee will be required for the <br /> expansion area. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $2 , 111. 00 <br /> per 1, 000 gross square foot of building as "Service Commercial" <br /> in the Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> 2 <br />
