I . INTRODUCTION <br /> Dillon & Murphy was retained by Jim Ehlers to perform a <br /> soil suitability study for the Ehlers property located at 3830 E . <br /> Woodbridge Road, Acampo, California. Mr. Ehlers is proposing to <br /> split the property into two parcels . The subject parcel number <br /> is APN 013-220-08 . The purpose of the study is to determine the <br /> suitability of the property for septic tank usage . The study was <br /> performer) according to the requirements of Section 10100 of San <br /> Joaquin County Development Code . <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-20 . The Ehlers <br /> property consists of a roughly rectangular shaped 24 . 0 acre <br /> parcel ( see tentative map in Appendix) . It is proposed to divide <br /> 1 . 5 acres (Parcel 2 ) from the northeasterly portion of Parcel 1 . <br /> There are two houses (one abandoned) with a shop and a shed on <br /> the proposed parcel (Parcel 2 ) . There is an operational septic <br /> system on Parcel 2 . The proposed split is being done as a minor <br /> subdivision to separate the existing home and improvements from <br /> the rest of the farm. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> _ <br /> The majority of the site is vineyard and, according to the <br /> present owner, has always been used for agriculture . As <br /> mentioned above, there are two existing houses with a shop and a <br /> shed. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> As mentioned previously there are existing structures on <br /> Parcel 2 serviced by an existing septic system. There are no <br /> existing ;structures on Parcel 1 . Any future homes will be <br /> serviced by separate septic systems . Historically , systems in <br /> this area have been septic tanks with conventional leach fields . <br /> -' It is evident from the percolation results ( see Appendix) that <br /> the soil in this area is adequate for such septic systems . There <br /> have not been any unusual problems with the existing system. <br /> Based on available information from nearby neighbors , there does <br /> riot appear to be a history of septic system failures . <br /> V. GROUND WATER DEPTH AND TESTING <br /> According to the map of "Lines of Equal Depth to Water in <br /> Wells" published fall 1990 by the San Joaquin County Flood <br /> . Control and Water Conservation District, the depth to groundwater <br /> at this location is approximately 50 feet . <br /> _ 1 <br />
