PA-0300206 OF <br /> MICHAEL DOUGLAS (C/O JOSE ALVA) (APN: 017-090-02 AND 017- <br /> 090-35 <br /> The applicant has submitted the above referenced Zone Reclassification Pre-Application <br /> to change the zoning designation of two parcels totaling approximately 23 acres from <br /> AG-40 (General Agriculture - 40 acre minimum) to I-L (Limited Industrial). The current <br /> General Plan designation is A/G (General Agriculture). <br /> The parcels are located on the south side of Woodbridge Road, 600' east of State Route <br /> 99, north of Lodi. <br /> The Community Development Department has reviewed the proposed Zone <br /> Reclassification Pre-Application and offer the following comments: <br /> GENERAL PLAN ISSUES <br /> If the applicant chooses to submit a full application, a General Plan Amendment must be <br /> filed concurrently with the Zone Reclassification application in order for the zone district <br /> to remain consistent with the General Plan. To approve a General Plan Amendment, the <br /> Board of Supervisors must make the following determination: <br /> (a) The internal consistency of the General Plan is maintained in the adoption of the <br /> Amendment. <br /> In order to approve a Zone Reclassification application, the Planning Commission and <br /> Board of Supervisors shall determine that the following Bases for Zone Reclassifications <br /> can be made in the affirmative: <br /> (a) The proposed zone district is consistent with the General Plan, any applicable <br /> Master Plan, and any applicable Specific Plan; and <br /> (b) The proposed zone district is reasonable and beneficial at the time. <br />
