There could also be traffic-related issues. Woodbridge Road and the Highway 99 frontage <br /> road are narrow, two-lane country roads, designed to carry rural levels of traffic. The <br /> frontage road in particular is very narrow and has a sharp bend in the road just south of <br /> Woodbridge Road. This could present a sight-distance problem for vehicles entering or <br /> exiting the subject property. It could also present a traffic problem for the adjacent private <br /> Elementary/High School south of the subject site. Students at the school are all <br /> transported to and from school by private vehicles on a daily basis. <br /> Finally we question the need for an industrial park in this location. There is a large <br /> industrial site, which has been vacant and unused for more than 10 years, a few hundred <br /> yard to the south of the project site. Redeveloping this site would be a better solution and <br /> would not require the use of additional agricultural land. Redeveloping the Victor Meat <br /> site would also eliminate a law and code enforcement problem for the County, and a visual <br /> blight for the entire area. Additionally, there are numerous industrial lots available in the <br /> City of Lodi that are zoned industrial and are served by a full range of City utilities and <br /> services. It would be more appropriate to build an industrial park in an incorporated area <br /> like Lodi where public water, sewer and storm drainage could be provided. <br /> Developing an industrial park in this location will result in the loss of prime farmland; <br /> conflict with existing land uses (school, residences and agriculture) on adjacent properties, <br /> and places a further strain on the limited resources of San Joaquin County. <br /> Again, thank you for the opportunity to comment on this proposal.
