j. SCREENING: Screening shall be provided and comply with the following: (1) A solid masonry wall six (6) to seven (7)feet in height shall be erected along the property lines of APN'S: 017-090-04,05,07,36,37 and 52. (Development Title Section 1022.4[d][11) (2) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][21) k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- 17102[g]) I. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Fire flow will be provided for proposed buildings by the use of: (A) Appendix III-A of the Uniform Fire Code (public water mains). (B) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standard adopted by the San Joaquin County Fire Chiefs Association. (C) Key Boxes:A knox box shall be installed according to fire department instructions. (D) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, Standard 10-1. (E) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property. C.F.C. 105.2.1 (F) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform Fire Code. Type and size as directed by the Woodbridge Fire District, (G) Location/Placement as directed by the Woodbridge Fire District, (H) Fire department access to buildings shall be in accordance with 902.4 of the Uniform Fire Code (Key Boxes) (1) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2,Standard 10-1. (J) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property. C.F.C. 105.2.1 (K) Mechanical Refrigeration Systems shall comply with all applicable codes. m. PERMANENT RESIDENCY: No permanent residency shall be permitted except for a caretaker or manager, who shall live in a residence.
