n. The wastewater treatment facility shall be located along the eastern property line of the project site. 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Bill DuBois, 953-7621) a. An encroachment permit shall be required for work within the road right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) b. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- 1145.5) v c. The project's north and south driveways shall be a minimum of 40 feet wide at the property line to ensure adequate turning space. d. The masonry wall shall be set back 15 feet from the road right-of-way at the project driveways to provide adequate sight distance. Any landscaping in the setback area will be limited to a maximum height of 3 feet. e. Dedication to result in a 30-foot-wide right-of-way from the centerline of Woodbridge Road to the property line shall be required across the frontage of APN 017-090-02. (Development Title Section 9-1150.5) f. Dedication to result in a 30-foot-wide right-of-way from the centerline of N. State Route 99 East Frontage Road to the property line shall be required across the frontage of APN 017-090-02. (Development Title Section 9-1150.5) g. The frontage improvement for Woodbridge Road shall be constructed in conformance with the standards for one-half of a 60-foot-wide right-of-way collector street. (Development Title Section 9- 1150.2) h. The frontage improvements for N. State Route 99 East Frontage Road shall be constructed in conformance with the standards for one-half of a 60-foot-wide right-of-way collector street. (Development Title Section 9-1150.2) i. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is $200.57 per trip-end generated in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction,Cost Index as published by the Engineering News Record. (Resolution R-00-433) j. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is $780.00 per 1,000 gross square feet of building designated as Commercial. The fee shall be automatically adjusted July 1 each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R-06-38) k. A copy of the Final Site Plan shall be submitted prior to the release of building permits. I. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the requirements of the Waste Plan Format for Development Projects.
