Earnest F. Smith& Associates have been retained to determine if the proposed lot line <br /> adjustment is acceptable for a septic system, on-site, supporting a single family residence without <br /> any adverse environmental impacts. This report presents the findings of the study. <br /> INTRODUCTION & PROPOSED DEVELOPMENT SECTION <br /> The site is located 1300 feet south of east Woodbridge Road. 1320 feet east of Kennefick Road. <br /> The existing residence is located on APN: 017-100-21. The Property Detail shows the residence <br /> was constructed in I905.The site is currently located in a Federal FIood Insurance Administration <br /> Designated Flood Hazard Area. The 40 acre parcel consists of three lots and after the LLA, two <br /> lots will be 2 acres each in size and the remainder will be Parcel 1. (36 acres) The existing <br /> residence is located on Parcel 1. Parcel 2 and Parcel 3, as proposed, are vacant and are part of <br /> the existing vineyard. The site is located approximately 2000 feet north of the Calaveras River. <br /> The aoning is AG-40. <br /> PRESENT AND PAST USES OF THE SITE SECTION <br /> _ The parcels have been used for agricultural purposes. Present production is cherries and grapes. <br /> The SJC Agricultural Commissioner has furnished a record of chemicals used. These appear to be <br /> typical for grapes and cherries. The ag use will continue as these are established orchards and <br /> vineyards Some grape vines must be removed from Parcel 2 and 3 to allow construction of the <br /> residence and other improvements. The aerial photograph furnished by the former owner to Mr. <br /> Phillips (present owner) was taken about 1983, The land around the residence indicates ready for <br /> _ row crops or other plantings. The residence is approximately 100 years old. A large winery is <br /> located approximately 1300 feet to the west. The annual harvest of the grapes, at present, is sold <br /> for wine production. Grapes are planted to the south and east of the site. The general area is <br /> sparsely populated. <br /> EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION <br /> The records at EHD, SJC were reviewed and are included in this report, for permits of record for <br /> any repairs of on site septic systems. Repairs were few. The winery at 5950 indicated a repair in <br /> 1990---two pits constructed. The winery has been expanding operations for several years and uses <br /> ponds in the operation process.At 6400 E. Woodbridge Road Parcel one is developed. Parcel 2 <br /> and 3 are vacant. Records were obtained from the EHD of permits issued for septic or wells in the <br /> area of study to determine any major problem evident in the area. The residence at 6400 E. <br /> Woodbridge Road was using a redwood septic tank which had to be replaced in 2004, according <br /> to the owner. The records indicate the tank was replaced in 2004.The leach field was not a <br /> problem and is still in use, shown easterly from the residence. Redwood septic tanks eventually <br /> rot out and there are few redwood tanks still in use. The record of repairs and well drilling <br /> _ records, as found, in the research at the EHD, SJC are included. Few repairs are needed in this <br /> locale, as the soil is non-plastic, fine textured and serves as a satisfactory medium for the clear <br /> effluent. Repairs on E.
