(3) Each automobile parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide <br />and twenty (20) feet long. (Development Title Section 9-1015.5[b]). Each truck parking stall <br />shall be shown with dimensions on the site plan. <br />(4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br />Section 9-1015.5[d]) <br />f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br />Plan: <br />(1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br />sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br />department access be less than twenty (20) feet wide. (Development Title Section 9- <br />1015.5[h][1)) <br />;e <br />g. LIGHTING: Lighting shall be provided and comply with the following: <br />(1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br />(Development Title Section 9-1015.5[gj) <br />(2) All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br />property lines shall be permitted except onto public thoroughfares, provided, however, that such <br />light shall: not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br />h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />(1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br />Yosemite Avenue shall be installed across the frontage of the project site. (Development Title <br />Section 9,-1020.8[a]. <br />(2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br />areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br />1020.8[a]). Areas that are not part of the project shall be clearly designated on the site plan <br />and shall be barricaded from traffic. Such areas shall be mowed and maintained free of <br />debris. <br />i. SCREENING: Screening shall be provided and comply with the following: <br />(1) All storage materials and related activities, including storage areas for trash, shall be <br />enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) <br />feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br />above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br />j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br />included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br />any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br />1710.2[g]) <br />k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br />County Ordinance requirements will be applicable and shall be incorporated in the construction <br />plans beforesubmittalto the Building Inspection Division: <br />(1) An occupancy separation of 2 hour is required to separate the B occupancy from the R-3 <br />occupangy. <br />Conditions of Approval - 2 - PA -0900141 <br />
