March 17, 2005 <br /> NOA Project Number: E040141B <br /> L1.1 Site Description <br /> L The subject property is located at 2677 Zuckerman Road,McDonald Island, Stockton, California. <br /> The property consists of four parcels.A 71-acre parcel (APN 129-080-07), a 263.53-acre parcel <br /> (APN 129-080-57),a 390.90-acre parcel (APN 129-080-61) and a 353.67-acre parcel (APN 129-080- <br /> 63) (Plate 1). The county application number has not yet been assigned at the time of this report. <br /> The Site is fallow agritura ^ <br /> The elevation of the Site, according to a United States Geological Survey topographic map,is 0 t � <br /> 15 feet below mean sea level. The edges of the property are higher with lower elevations towards <br /> the center of the island. <br /> LAccording to San Joaquin County Community Development Department, the Site is zoned AG-80, <br /> general agriculture. This zoning designation"is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises"(www.co.san-joaquin.ca.us, 2004). The minimum <br /> L <br /> parcel size is 80 acres. <br /> 1.2 Proposed Development <br /> LKjeldsen, Sinnock and Neudeck Inc.,provided a preliminary parcel map showing the proposed lot <br /> division. The project will take the current four parcels and create two parcels. Parcel 1,will be <br /> Labout 10.00 acres and the Designated Remainder will be 1,069 acres in size.
