All decorative rocks, cobbles and landscaping shall be removed from the right-of-way along the entire <br /> fronlage. <br /> 4. Onsite parking stalls at the end of a row(e.g. the Phase III stall adjacent to Atkins Road) shall have the ability <br /> to navigate in and out(i.e. with a `hammerhead' or equivalent). <br /> 5. The owner shall execute an `Irrevocable Offer and Agreement to Dedicate Road' to result in a twenty-five <br /> (25) foot wide right-of-way from the centerline of Atkins Road to the property line across the parcel's <br /> frontage. (A fee is required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed and a legal description of the parcel to be offered for dedication.) The fee is due and payable at the <br /> time of building permit application. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at <br /> the time of building permit application. The fee is based on the current schedule. (Resolution R-06-38) <br /> 8. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 9. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the <br /> requirements of-the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal <br /> of verification. <br /> 10. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from discharging onto <br /> other properties. Retention basins shall be fenced with six (6) foot high chain link fence or equal when the <br /> maximum design depth is 18 inches or more. Required retention basin capacity shall be calculated by a <br /> registered civil engineer, licensed contractor or licensed architect prior to release of Building Permit. <br /> (Development Title Section 9-1135) <br /> 11. The proposed project disturbs less than one(1) acre of ground and is not part of a larger plan of common <br /> development. The proposed project shall follow the practices in the County"Small Site Stormwater <br /> Management Plan."The site shall be designed to,contain the storm water runoff on site and to prevent offsite <br /> sediment transport. <br /> Informational Notes: <br /> (i.)
