Phase I is for the conversion of an existing 1,500 square foot agricultural building <br /> into a wine production building.Phase 11,to be completed in five years, is to convert three <br /> agricultural buildings, totaling 4,250 square feet, into barrel and case storage facilities and to <br /> construct a 1,500 square foot wine tasting room. No marketing events are proposed as part of this <br /> application; located on the west side of Atkins Road, 3,500 feet north of Brandt Road,northeast <br /> of Lockeford. Atkins Road APN: 019-140-40 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Atkins Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to fences, walls, <br /> private light standards, rocks, landscaping and cobbles are not allowed in the right-of-way.) (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approaches for all three phases shall be improved in accordance with the requirements of San <br /> Joaquin County Standards R-17 prior final inspection of Phase I construction.
