Phase One includes the conversion of an existing 1,500 <br /> square foot agricultural building into a wine production building. Phase Two, to be <br /> completed in five years, will consist of converting an existing 1,500 square foot agricultural <br /> building and constructing a 2,750 square foot addition (total of 4,250 square feet) for barrel <br /> and case storage. Phase Two also includes the construction of a 1,500 square foot wine <br /> tasting room. (Use Type: Winery.and Wine Cellars, Winery, Small) <br /> There is currently an existing farm labor mobile home at the project site which is not a <br /> part of this project. Additionally, there is an existing 1,500 square foot pole barn with an <br /> attached 1,500 square foot agricultural storage building. <br /> The project site is located on the west side of Atkins Road, 3,500 feet north of Brandt Road, <br /> northeast of Lockeford. <br /> The property has a General Plan designation of AIG (General Agriculture) and is zoned <br /> AG-40 (General Agriculture-40 acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Phasing <br /> The applicant proposed three phases in the Site Approval application. Phase Two and <br /> Phase Three were both to be completed in five years and therefore were combined into <br /> one phase. The revised phasing shall be shown on the improvement Plan. <br /> 1 <br />
