Wine Production Capacity <br /> The applicant shall indicate how much wine,will be produced on the Improvement Plan. <br /> Pursuant to Development Title Section 9-1075.5, a small winery shall have a minimum <br /> production capacity of approximately 201 gallons of wine to a maximum production. <br /> capacity of approximately 36,000 gallons of wine per year. One case of wine is <br /> equivalent to 2.377 gallons of wine. <br /> BP-09001121 <br /> There is an existing issued building permit (BP-09001121) for a 1,450 square foot <br /> addition to the existing agricultural building along with a 1,208 square foot canopy. The <br /> applicant shall apply for a change of occupancy for the proposed structures upon <br /> approval of this application as the application indicates the structures will be used for <br /> barrel and case storage for the proposed winery in Phase Two. Additionally, the <br /> Improvement Plan shall accurately reflect the square footage of the addition and canopy <br /> if the applicant is not proposing to add additional square footage as the Site Plan depicts <br /> a future addition of 1,500 square feet and a 1,250 square foot canopy. <br /> Restroom <br /> The applicant submitted a letter dated June 3, 2009 proposing to use the restroom <br /> facilities at the existing residence rather than to construct a new restroom at the <br /> production facility. The Building Department reviewed the request and will require a new <br /> restroom facility. The restroom facility shall be shown on the Improvement Plan. <br /> Oak Trees <br /> The site contains two native oak trees. A native oak tree is defined as a valley oak with <br /> a trunk diameter of six (6) inches to less,than thirty-two (32) inches for a single trunk <br /> tree, or a combined trunk diameter of eight (8) inches or greater for a multi-trunk tree <br /> measured at four and one-half (4'/2) feet above the average ground elevation of the tree; <br /> or an interior live oak, California live oak, or blue oak with a trunk diameter of four (4) <br /> inches to less than thirty-two (32) inches for a single trunk tree, or a combined trunk <br /> diameter of six (6) inches or greater for a multi-trunk tree measured at four and one-half <br /> (4%") feet above the average ground elevation of the tree (Development Title Section 9- <br /> 110.4). The Site-Plan identifies the native oak trees' drip line and proposes to build <br /> around the trees. <br /> To protect and preserve native oak trees from development and construction activity, the <br /> following standards shall be applicable: <br /> • Grade changes near or within the dripline of said oak trees shall comply with the <br /> following: <br /> o No grade changes shall occur within six (6) feet of the trunk of the tree. <br /> o No grade changes shall occur that entail removing or adding more than <br /> six (6) inches of soil in the protected zone of the tree. <br /> o Any grade changes within the protected zone (five feet outside the drip <br /> dine extending inward to the trunk) of the tree shall be accomplished so as <br /> to prevent soil compaction and injury to or removal of the tree's roots. <br /> (Development Title Section 9-1505.5[a]) <br /> 2 <br />
