Phase I is for the conversion of an existing 1,500 square foot agricultural building into a wine production building.Phase H,to be completed in five years,is to convert three agricultural buildings,totaling 4,250 square feet,into barrel and case storage facilities and to construct a 1,500 square foot wine tasting room.No marketing events are proposed as part of this application; located on the west side of Atkins Road,3,500 feet north of Brandt Road,northeast of Lockeford. (Supervisorial District 4) PROPERTY OWNER: Markus&Elizabeth Bokisch APPLICANT: Mike Smith Engineering,Inc. ADDRESS: 18909 N.Atkins Road APN; 019-140-04 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Atkins Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. RECOMMENDATIONS: 1. An encroachment permit shall be required for all work within road right-0f--way. (Note: Driveway encroachment permits are for flatwork only—all vertical features, including but not limited to fences,walls, private light standards,rocks,Iandscaping and cobbles are not allowed in the right-of-way.)(Development Title Sections 9-1145.4 and 9-1145.5) 2. The driveway approaches for all three phases shall be improved in accordance with the requirements of San Joaquin County Standards R-17 prior final inspection of Phase I construction.The northernmost driveway shall be revised so that it is at a right angle with Atkins Road.
