SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmentai, Inc (Live Oak) was contracted by Markus and Elizabeth <br /> Bokisch to conduct a Soil Suitability Study and Nitrate Loading Study for their new <br /> Bokisch Vineyards winery to be located at 19101 N. Atkins Road, Lodi, California (Plate Cr.3J <br /> 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> The proposed project involves three phases, Phase I to include the conversion of an <br /> existing agricultural building into a winery production building, Phase it to include <br /> qJ conversion of an existing agricultural building into a barrel and case storage building, l <br /> and Phase III to include the construction of a wine tasting room (Plate 2). Phase I is to <br /> begin immediately; Phases II and III are scheduled to begin within five years. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 019-140-40. The parcel is <br /> approximately 59 acres in size. The County project application number is PA-0900094. <br /> The Site currently contains a residence and an agricultural storage building (Plate 2). <br /> One domestic water well and one septic system serve the needs of the residence. An <br /> irrigation well and a second, out-of-service irrigation well are also present on the Site. <br /> The remainder of the parcel is vineyard (Plate 3). (/ J <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 140 to 170 feet above mean sea level. The Site consists of <br /> gentle hills (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> �- LOGE 1402 Page 1 <br />
