Screening <br /> The Development Title requires that all common storage areas <br /> (which would include the RV storage area) and garbage areas <br /> be screened with a 7-foot high screen. <br /> The Development Title also requires that a solid masonry <br /> wall be constructed along all rear and side yard property <br /> lines. <br /> 3 . Setbacks <br /> The required setbacks in the RL zone are as follows: <br /> Front and Street side yards - 20 ' <br /> Rear yard - 20 ' <br /> Side yard - 5 ' <br /> The Site does not reflect these required setbacks. <br /> 4 . Recreation/Open Space <br /> The Development Title requires a minimum area of 5 , 000 <br /> square feet for recreation and open space. The proposed <br /> recreation area does not meet this requirement. <br /> 5 . Parking <br /> The Development Title requires that parallel parking spaces <br /> be 9 ' x 26 ' at a minimum. The parallel spaces shown do not <br /> meet this requirement. <br /> 6 . Circulation <br /> The Development Title requires that driveways be a minimum <br /> of 24 foot wide. The driveway accessing Golden Gate Avenue <br /> is shown as being 22 . 5 foot wide. <br /> 7 . Frontage <br /> The Development Title requires that each mobile home space <br /> have a minimum of 25 feet of frontage on an internal access <br /> street. Proposed space number 10 does not appear to have <br /> adequate frontage. <br /> 3 . Width of Spaces <br /> The Development Title requires that mobile home spaces be a <br /> minimum of 40-foot wide. The applicant is proposing a number <br /> of 36-foot-wide spaces. <br />
