UP-97-7 OF ROBERT JENSEN AND R.C. HERNANDEZ <br /> ----------------------------------------------------------------- <br /> The applicants have submitted the above referenced Use Permit <br /> application for a 19 unit mobile home park on 2 . 04 acres (one <br /> unit is proposed to be used for a stormwater retention facility) . <br /> The project site is located on the northwest corner of Miner <br /> Avenue and Alive Street in an unincorporated area of Stockton. <br /> This item was scheduled to be considered by the Planning <br /> Commission on September 4 , 1997 . Because the proposed Site Plan <br /> contains numerous inconsistencies with requirements contained in <br /> the Department Title, a revised Site Plan is required in order to <br /> proceed, and this item will be taken off the Planning Commission <br /> agenda of September 4 , 1997 . Please submit the revised Site Plan <br /> by September 13 , 1997 . If it is not received by this time, the <br /> application will be considered to be withdrawn, and the file will <br /> be closed. After the revised Site Plan is submitted, the item <br /> will be rescheduled for a hearing before the Planning Commission. <br /> When revising the Site Plan, please carefully review the section <br /> in the Development Title pertaining to Mobile Home Parks, as well <br /> as the following information. Additionally, attached are <br /> memorandums received from responsible agencies containing <br /> pertinent information. <br /> 1. Density <br /> The applicants are requesting a density under the provisions <br /> contained in the Development Title to ensure housing <br /> affordability. Without a density bonus, in the RL zone 2 to <br /> 6 dwelling units are permitted per gross acre. With a <br /> density bonus 7 . 5 units are permitted per gross acre. Given <br /> the 2 . 04 acre site, the maximum density permitted with a <br /> density bonus is 15 dwelling units per gross acre. <br /> Therefore, the proposed density of 19 units is inconsistent <br /> with the County Development Title <br />
