Soil Suitability and Nitrate Loading Study <br /> STOCKTON TERMINAL & EASTERN RAILROAD PROPERTY <br /> 1177 North Stokes Avenue, Stockton, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> Advanced GeoEnvironmental, Inc. (AGE) has prepared this Soil Suitability and Nitrate <br /> Loading Study for the property located at 1177 North Stokes Avenue, Stockton, California <br /> (site). The purpose of this study is to determine the potential impact from nitrate loading <br /> due to the addition of a modular office building and future use of the property. The study <br /> included a soil percolation test, local septic use research and estimated nitrate impact to <br /> soil and groundwater at the site as required by San Joaquin County Environmental Health <br /> Department (EHD). The site and surrounding area are illustrated in Figure 1. A site plan <br /> depicting structures, the percolation test hole location, and existing septic system are <br /> illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Stockton East topographic map, 1978 (7.5 Minute United States Geological Survey <br /> (USGS) Topographic Series, California). The site is located in the southern half of Section <br /> 54, Township 1 North, Range 5 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 30 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the west. <br /> The property is located at the termination of Stokes and consists of 3.01-acre parcel <br /> identified as San Joaquin County Assessor Parcel Number (APN) 143-280-01. The <br /> current zoning of the property is light commercial. The existing structures on the site <br /> include a small modular building located in the northeast corner and railroad tracks <br /> located across most of the property. Potable water at the site is provided by the California <br /> Water Service Company. <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> A modular office building has already been constructed in the northeastern portion of <br /> parcel 143-280-01 and connected to the existing septic system. No additional <br /> development is proposed for the property. <br /> 1.3. PARCEL VICINITY LOCATION MAP <br /> San Joaquin County Assessor's Map Book 143 Page 28 depicts the site parcel (APN 148- <br /> 280-01) on the western portion of the page.
