2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned R-L, Low Density Residential. This zoning designation "is <br /> appropriate for single family neighborhoods. The typical housing type is <br /> detached, single family dwelling units. The density is 2-6 primary dwelling units <br /> per gross acre." <br /> 2.2 _Proposed Development <br /> A minor subdivision is proposed to divide the Site into two parcels. Corey Lee, <br /> owner of the Site, indicated that he plans to sell both parcels. He intends to <br /> remove the sheds from the Site and perform housekeeping prior to sale, he said <br /> (personal communication, February 18, 2019). <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as <br /> relatively flat land located at approximately 10 feet above mean sea level. This <br /> map is included as Plate 3. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Addditional photographs dated 1993, <br /> 2002, 2004, 2005, 2007, and 2013 were obtained from Google Earth. <br /> In the 1937 photo, Mourfield Avenue and Clayton Avenue can be seen. A <br /> driveway and several trees can be seen on the Site; one or more structures are <br /> most likely present as well. Structures can be seen on the adjacent parcels to <br /> the north and south. Much of the other surrounding land remains unimproved. <br /> In the 1952 photo, the Site appears to be vacant. Many additional residential lots <br /> in the area have been developed. <br /> In the 1963 photo, a structure can be seen near the center of the northern side of <br /> the Site. Many new residences can be seen to the east of the Site. <br /> The scale of the 1975 photo is such that identifying site-specific details is difficult. <br /> It appears that a new structure may be present on the western side on the Site; <br /> the previous structure is no longer visible. <br /> LOGE 1905 2 <br />
