Informational Notes: <br /> (i.) A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building Division <br /> of the Community Development Department prior to issuance of the building permit. Contact the <br /> Solid Waste Division (468-3066) for information. <br /> (ii.) This property is subject to the requirements of San Joaquin County Mosquito & Vector Control <br /> District(209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes. <br /> Best Management Practices (BMP) guidelines for stormwater devices, ponds and wetlands are <br /> available. <br /> (iii.) All future building permits for projects located within a Special Flood Hazard Area at the time of <br /> permit issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, <br /> Chapter 9-1605) and all requirements of the State of California (CCR Title 23) that are in force at <br /> the time of permit issuance. As an example, these requirements may include raising the finish floor <br /> elevation one foot above the expected flood level and/or using flood resistant materials. <br /> 2. ENVIRONMENTAL HEALTH DEPARTMENT: (Staff Contact: Jeffrey Wong, [209]468-0335) <br /> a. A soil suitability/nitrate loading study incorporating the existing and proposed development with <br /> regards to staff and customer use shall be submitted to the Environmental Health Department, <br /> indicating that the area is suitable for septic system usage. The studies must be approved by the <br /> Environmental Health Department prior to issuance of building permit. (San Joaquin County <br /> Development Title, Section 9-1105.2(d)). A review fee must be paid at time of submittal to the <br /> ' r EHD. The review fee will be based on the current schedule at the time of payment. <br /> The sewage disposal system shall comply with the on site sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of septic <br /> tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal system is <br /> required for each parcel.A permit fee per percolation hole is required. The review fee will be based <br /> on the current schedule at the time of payment <br /> b. Applicant will need to get written approval from a public entity for the disposal of winery wastewater <br /> iby removal of winery wastewater to an offsite disposal facility or from the Central Valley Regional <br /> Water Quality Control Board for discharge to land. That written approval shall be presented to the <br /> Environmental Health Department prior to issuance of building permit and/or final occupancy <br /> approval (San Joaquin County Development Title, Section 9-1125.5). <br /> Applicant will need to get written approval from a public entity that will accept the proposed winery <br /> waste should applicant propose to haul winery wastewater offsite. That written acceptance shall be <br /> presented to the Environmental Health Department prior to issuance of building permit and/or final <br /> occupancy approval. <br /> c. Submit to the Environmental Health Department revised site plans showing the location and <br /> configuration of any existing and proposed sewage disposal systems, along with the area required <br /> to be reserved for future sewage disposal repair/replacement (area for 100% sewage disposal <br /> replacement). The plans shall include the design calculations, including the maximum number of <br /> persons the sewage disposal system is proposed to serve. In addition, show on revised plans that <br /> the disposal field area will be barricaded so it cannot be driven over, parked on, or used as a <br /> storage area. This disposal field area must be used for that specific purpose only, and it cannot <br /> contain any underground utility lines (San Joaquin County Development Title, Section 9- <br /> 1110.4(c)(5)). <br /> d. Construction of an individual sewage disposal system(s) under permit and inspection by the EHD <br /> is required at the time of development based on the soil suitability / nitrate loading study findings <br /> (San Joaquin County Development Title, Section 9-1110.3 &9-1110.4). <br /> PA-1800279 (UP) Conditions of Approval 6 <br />
