DESCRIPTION OF PROPOSED DEVELOPMENT <br /> <br />The proposed development will include adding an 1,800 square foot residence, a three- <br />car garage, driveway, and septic system in the southeastern half of the parcel. The <br />proposed locations of the residence, garage, driveway and septic system are depicted in <br />Figure 2. No additional development is proposed for the property. <br /> <br /> <br />1.3. PARCEL VICINITY LOCATION MAP <br /> <br />San Joaquin County Assessor’s Map Book 203 Page 22 depicts the site parcel (APN 203- <br />220-76) on the south-central portion of the page. The parcel is bordered to the northeast <br />by the Union Pacific Railroad Company property (APN 203-220-73) followed by French <br />Camp Road; to the southwest by residential and agricultural properties (APNs 203-220- <br />31, 53, 58, 59); to the northwest by agricultural property (APNs 203-220-31); and to the <br />southeast by ST RT 120. The parcel vicinity map and a satellite overview map are <br />included as Appendix A. <br /> <br /> <br />1.4. SITE MAP <br /> <br />A plan of the specific site features (i.e., structures, drives, wells, septic systems, large <br />trees, pastures, etc.) is illustrated in Figure 2. <br /> <br /> <br />2.0. PRESENT AND PAST USAGE OF SITE <br /> <br />The property has been historically utilized for agricultural purposes. The property is <br />situated in the southeast corner of San Joaquin County, approximately 2.7 miles <br />northeast of Ripon, California. <br /> <br /> <br />2.1 POTENTIAL SITE PROBLEM ASSESSMENT <br /> <br />Water supply for the property is currently provided by the domestic water well located on <br />the adjacent property at 17699 ST RT 120; both properties are owned by Maria Cervantes <br />Menchaca. The well is a sufficient distance from the proposed septic system (over 230 <br />linear feet). However, another domestic water well is located at 17477 ST RT 120, <br />approximately 90 to 95 feet south of the proposed septic system. The proposed septic <br />system will have to be relocated approximately 10 feet to the northeast to achieve the <br />minimum allowable distance of 100 feet between a well and septic system (San Joaquin <br />County OWTS Standards). <br /> <br /> <br />3.0. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> <br />There is currently no existing septic system on the subject property.
