l <br /> CONDITIONS OF APPROVAL <br /> MS-98-24 <br /> Gandolfo <br /> Minor Subdivision Application No. MS-98-30 was approved by the San Joaquin County <br /> Community Development Department on September 30, 1998. The effective date of approval is <br /> October 10, 1998. This Tentative Map approval will expire on October 9, 2001, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Parcel Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Terry Farris, 468-3154) <br /> a. APPROVED USE: This approval is for a two part Minor Subdivision as shown on the <br /> Tentative Map submitted on August 17, 1998. <br /> b. LOT SIZE: The following lot size regulations shall apply to the map: All parcel s shall <br /> have a minimum lot area of 36 acres (per Deviation Application No.DV-98-3). <br /> C. LOT WIDTH: All parcels shall have a minimum lot width of 330 feet measured at the <br /> front yard setback line. (Development Title Section 9-610.4) <br /> 2. PUBLIC WORKS DEPARTMENT: (Staff Contact: Richard Heib, 468-3059) <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> C. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code, San Joaquin County <br /> Standards F-1 a, F-1 b, and F-1 c, and the Linden-Peters Fire District prior to issuance of <br /> the occupancy permit. (Development Title Sections 9-1145.5 and 9-1150.15) <br /> d. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> e. The 100-year floodplain as delineated on the Flood Insurance Rate Map shall be shown <br /> on the Parcel Map (DV-98-3). <br /> f. A drainage report that identifies the 100-year flood elevation for Parcel 1 shall be <br /> provided, or a statement shall be placed on the Parcel Map that requires all structures <br /> constructed on Parcel 1 to be elevated a minimum of two feet above the highest <br /> adjacent ground elevation (DV-98-3). <br /> Conditions of Approval - 1 - MS-98-30 <br />
