Conditions For Minor Subdivision No. MS-98-34 <br /> Minor Subdivision Application No. MS-98-34 was approved by the Planning Commission on <br /> The effective date of approval is . This tentative map approval will expire on , which is <br /> three (3) years from the effective date of approval,unless (1) all Conditions of Approval have been <br /> complied with and (2)a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin,468-3144) <br /> a. LOT SIZE AND WIDTH: The following lot width regulations shall apply to this map: <br /> b. Parcel 1 shall have a minimum lot width of 50 feet. (Development Title Section 9-410.4) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (DevelopmentTitle Section 9-915.2) <br /> b. All easements of record shall be shown on the Parcel Map. (Development Title Section 9- <br /> 910.20) <br /> C. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall <br /> include a grading plan for each individual lot, if applicable. These improvement plans and <br /> specifications are subject to plan check and field inspection fees and must be approved by <br /> the Department of Public Works prior to approval of the Parcel Map. If improvements referred to herein are not completed prior to approval of the Parcel Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin that will ensure the <br /> completion of improvements within one year after filing the Parcel Map. (Development Title <br /> Section 9-1100.3) <br /> _ <br /> _e. Banner Street shall be dedicated and improved to County standards for a 60-foot-wide right- <br /> of-way commercial street. Twenty-foot by twenty-foot corner cut-offs (snipes) are required <br /> on all corners. (Development Title Section 9-857.4) <br /> f. The storm drainage retention pond that was constructed to serve the parcel at the southwest <br /> corner of State Route 12 and Flag City Boulevard shall be filled in, and the easement shall <br /> be abandoned. The existing 24-inch diameter storm drain shall be extended to Flag City <br /> Boulevard. (Development Title Section 9-1135.2) <br /> g. The project shall be served by a public water system by extending the existing 10-inch <br /> diameter water line, in conformance with the requirements of the Environmental Health <br /> Division of Public Health Services and the Departmentof Public Works.
