CONDITIONS OF APPROVAL <br /> MS-98-36 <br /> Halloum <br /> Minor Subdivision Application No. MS-98-36 was approved by the San Joaquin County Community <br /> Development Department on March 17, 1999. The effective date of approval is March 27, 1999. This <br /> tentative map approval will expire on March 26, 2002, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin,468-3144) <br /> a. APPROVAL: This approval is for the revised tentative map submitted on November 25, <br /> 1998. <br /> b. ANGLE OF LOT SIDE LINE: Lot or parcel side lines shall be approximately normal to the <br /> street right-of-way lines(Development Title Section 9-905.9[d]). <br /> C. LOT SIZE AND WIDTH: The following lot width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 50 feet. (Development Title Section 9- <br /> 410.4) <br /> d. SPECIAL PURPOSE PLAN NO. PP-96-1: Special Purpose Plan No. PP-96-1 applies to <br /> this project. The following note shall be placed on the Parcel Map and shall be recorded as <br /> a separate document: <br /> (1) These parcels are subject to Special Purpose Plan No. PP-96-1 (Ordinance No.: <br /> 3880)which includes only a master sign plan. Pole signs shall not be permitted on <br /> any of these parcels. <br /> 2. DEPARTMENTOF PUBLIC WORKS (See the attached memo dated March 11, 1999.) <br /> 3. PUBLIC HEALTH SERVICES (See the attached memo dated October 29, 1998.) <br /> 4. COUNTYCOUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, <br /> the subdivider shall defend, indemnify, and hold harmless the local agency or its agents, <br /> officers,and employees from any claim, action,or proceeding against the local agency or its <br /> agents, officers, or employees to attack, set aside, void, or annul an approval of the local <br /> agency, advisory agency, appeal board, or legislative body concerning a subdivision,which <br /> action is broughtwithin the time provided for in Section 66499.37 of the Government Code. <br />
