All improvements shall be in conformance with the Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan <br /> for each individual lot, if applicable. These improvement plans and specifications are subject to <br /> plan check, field inspection fees and must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Parcel Map. <br /> (Development Title Section 9-910.2) <br /> 4. If improvements referred to herein are not completed prior to the approval of the Parcel Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of <br /> improvements within one (1)year after filing the Parcel Map. <br /> (Development Title Section 9-1100.3) <br /> 5. Flag City Boulevard, Banner Street and two unnamed streets shall be dedicated and improved <br /> to County Standards for a 60-foot right-of-way commercial street. De Broggi Road,from <br /> Republic Way to Flag City Boulevard, shall be dedicated 80 feet wide and improved to County <br /> Standards for an 84-foot right-of-way minor arterial street. De Broggi Road, from Flag City <br /> Boulevard to the east line of the subdivision,shall be dedicated and improved to County Standards <br /> for a 60-foot right-of-way commercial street. Thirty-foot by thirty-foot corner cut-offs(snipes) <br /> are required on all corners. After acceptance of the improvements by San Joaquin County,the <br /> existing Flag City Boulevard outside proposed right-of-way shall be removed and the area between <br /> the right-of-way leveled. The portion of De Broggi Road, west of this subdivision,shall be <br /> acquired from Caltrans with the cost of the acquisition being provided by this subdivider. <br /> (Development Title Section 9-857.4) <br /> 6. A community detention pond, in combination with a terminal drainage system, shall be provided <br /> to meet the requirements of the County. <br /> A drainage study will be required to determine if the size of the community detention pond and <br /> outfall to Highline Canal are sufficient. The community detention pond site shall be of sufficient <br /> size to provide for the land identified by Assessor's Parcels No. 055-160-19,No. 055-160-21, <br /> No. 055-160-45,No. 055-160-52,No. 055-160-53 and No. 055-160-54. <br /> The storm drainage retention pond that was constructed to serve the parcel at the southwest corner <br /> of State Highway Route 12 and Flag City Boulevard shall be filled in, and the easement shall be <br /> abandoned. <br /> (Development Title Section 9-1135.2) <br /> 7. The project shall be served by a public water system, including a new well constructed by the <br /> subdivider, conforming to the requirements of the San Joaquin County Public Health Services <br /> Environmental Services Division and the Department of Public Works. The public water system <br /> shall provide adequate domestic and fire water supply in conformance to the requirements of the <br /> County Fire Warden and the local Fire District,and shall have sufficient capacity to serve this <br /> subdivision and the pending project(UP-98-7). The subdivider may collect from the developer of <br /> UP-98-7 his proportionate share to oversize this well to serve his project. A test well showing that <br /> the production well will meet all applicable standards is required prior to the approval of the <br /> improvement plans of any work within the site. The water main shall connect to the existing <br /> system at the end of Banner Street and at the intersection of Republic Way and De Broggi Road. <br />
