[3] PROPOSED DEVELOPMENT OF THE SUBJECT SITE
As referenced, it is proposed to divide a 53 acre parcel into a 51 acre Designated Remainder and a
2 acre Parcel 1. It is our understanding there is to be no development or improvements made to the
Designated Remainder and no future development of Parcel 1. Any related septic system structures
and the domestic well must comply with published "distance" requirements.
[4] SOIL PROFILE AND PERCOLATION TESTING
The predominate soil type from grade to 3 ft is a clay soil with a high organic matter content. The
soil type changes to a light brown, silty clay at four feet. A hardpan layer was not encountered in
the drilling procedures. The well logs illustrate there are intermittent clay layers between grade and
the depth to drinking water aquifers.
The perc test boring was set at four feet below existing grade to illustrate the depth effluent
percolation or the "wetting front" that will occur in native soil. From the perc test results, it was
determined this four foot depth produces acceptable percolation rates.
Our percolation tests were conducted according to San Joaquin County Department of
Environmental Health regulations. The Field Test Data Sheets can be found in the Appendix. The
perc test was conducted on January 14, 1999 in the location specified on the Tentative Map.
However, after this date, it was decided to change the lot line to the south of the hay shed. Although
the perc test was not officially conducted on Parcel 1, it is our opinion there would not be significant
soil changes in the short distance from the north side of the shed to Parcel 1. Secondly, there are no
plans to build another structure on Parcel 1, where it would be prudent to conduct the test.
Although the indigenous soil are clay, the comparatively fast perc rate obtained can be attributed
primarily to the alfalfa roots at the perc test depth. Also the clay soil was moist which can promote
faster perc rates.
[5] LOCAL GROUNDWATER AND SURFACE WATER INFORMATION
The groundwater,or the zone of saturation is located at approximately 8 ft below grade. There was
no evidence of a perched water table condition during our perc boring procedures. The property is
subject to the 100 yr flood zone A25 (Elevation 20)per flood insurance rate map, community panel
No. 060299 0570 B, dated July 4, 1988.
vaffey Ag P pearck
