UP-96-4 J <br /> ----------------------------------------------------------------- <br /> This is a pre-application request to expand an existing marina by <br /> adding 129 Recreational Vehicle spaces, additional covered berths, <br /> boat storage, a recreational area and additional parking. The <br /> marina is located on the east side of Whiskey Slough, 2600 feet <br /> west of Holt Road, Roberts Island in Holt. <br /> The Community Development Department has reviewed this item and <br /> offers the following comments: <br /> When the full application is submitted, the revised Site Plan <br /> should include the following: riparian habitat and oak trees, <br /> existing and proposed improvements, storm drainage, surfacing, <br /> landscaping, ramps, docks, recreational vehicle sites, commercial <br /> buildings, and access details to the levee road. <br /> The revised full application should also discuss all existing and <br /> proposed uses including camping, laundry and house keeping, and <br /> other commercial facilities. Limited commercial services catering <br /> exclusively to park users may be permitted, provided such services <br /> are necessary for the benefit of park users and will not duplicate <br /> services available in adjoining areas. Typical services may <br /> include snack shops, laundries, and mini-markets. <br /> The applicant should also contact the Army Corps of Engineers, the <br /> Reclamation Board, the Department of Fish and Game, the State Lands <br /> Commission, the Coast Guard, the Regional Water Quality Control <br /> Board, and Reclamation District No. 684 , in case these agencies <br /> have specific concerns or requirements. <br /> Following are some typical conditions that are pertinent to marinas <br /> and recreational vehicle parks, that, if your Use Permit is <br /> approved, may be attached to the approval. <br />
