2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-40, General Agriculture with a minimum parcel size of <br /> 40 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agriculture enterprises." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into three parcels. Gerard <br /> Warmerdam, owner of the Site, indicated that he is splitting the land so that it can <br /> be shared with his children. Two new homes will be built on the Site after the <br /> parcel split, but the other uses of the land will remain unchanged (personal <br /> communication, August 27, 2019). <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as <br /> slightly hilly land located at approximately 110 to 120 feet above mean sea level. <br /> This map is included as Plate 3. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Additional photographs dated 1993, <br /> 2003, 2007, and 2014 were obtained from Google Earth. <br /> In the 1937 photo, the Site appears to be primarily dry-farmed land crossed by a <br /> dry creek. A barn and a smaller structure can be seen near the creek; haystacks <br /> can be seen nearby. The portion of the Site south of the barn appears to be a <br /> vineyard. The surrounding properties appear to be pasture or dry-farmed land. <br /> In the 1952 photo, three new structures can be seen in the area near the barn. <br /> The vineyard can no longer be seen, but two portions of the Site now appear to <br /> be irrigated pasture. A vineyard can be seen on one of the adjacent properties to <br /> the west. <br /> In the 1963 photo, three new structures (or haystacks) can be seen to the north <br /> of the barn. Several round objects which could be fertilizer tanks can be seen <br /> near one of the other structures. More of the Site is now irrigated, and a small <br /> LOGE 1940 2 <br />
