The existing residence and accessory structures including the pump house, and summer kitchen <br /> are to remain in use and are not a part of the land use approval. <br /> c. TASTING ROOM: The maximum size of a stand alone wine tasting room or structure or area <br /> designated for wine tasting within a multipurpose building at an on-site wine cellar shall not exceed <br /> thirty percent(30%)of the area designated for production facilities or two thousand(2,000)square feet <br /> whichever is greater. (Development Title Section 9-1075.5[n][1][A]) <br /> d. PERMITTED EVENTS: No Marketing Events are approved with this application. Small Scale <br /> Accessory Winery Events and Wine Release Events are permitted as part of the proposed <br /> marketing plan dated April 10, 2019, pursuant to Development Title Section 9-1075.9 as follows: <br /> 1. Small Scale Accessory Winery Events: <br /> A. A maximum of twelve(12) Small scale accessory winery events are permitted annually. <br /> B. Each event shall have a maximum attendance of eighty (80) attendees. (Development Title <br /> Section 9-1075.9 [e][2]) <br /> 2. Wine Release Events: <br /> A. A Maximum of four(4)Wine Release Events are permitted annually. <br /> B. Each event shall have a maximum attendance of 150 attendees. <br /> 3. No outdoor amplified sound is permitted. <br /> e. PRODUCTION CAPACITY A small winery shall have a minimum production capacity of 201 gallons <br /> of wine per year and a maximum production capacity of 36,000 gallons of wine per year. <br /> (Development Title Section 9-1075.3[a]) <br /> f. SETBACKS: The following requirements apply and shall be shown on the Site Plan: <br /> 1. New construction or the use of existing buildings, permanent parking areas and outdoor <br /> eating/entertaining areas shall be set back a minimum of 150 feet from State Route 120. <br /> (Deviation application No. PA-1900082, Development Title Section 9-824.2[a][1]) <br /> 2. New construction or the use of existing buildings, permanent parking areas and outdoor <br /> eating/entertaining areas shall be set back a minimum of 100 feet from the eastern property <br /> line along APN: 205-080-03 which contains a residence. (Development Title Section 9-1075.5 <br /> [c][1][B)) <br /> 3. All other setbacks shall remain the same as those listed in Development Title Section 9-1075.5(c). <br /> g. LOT SIZE: The Wineries&Wine Cellars-Winery, Small use type shall be located on a parcel with <br /> a minimum lot size of five (5) gross acres in the agricultural zones. (Development Title Section 9- <br /> 1075.3[b]) <br /> h. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1. All winery driveways and maneuvering areas shall be surfaced and permanently maintained <br /> with base material of appropriate depth and chip seal to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5[e]) <br /> PA-1900082 and PA-1900083—Conditions of Approval 2 <br />
