Hieb, Engineering Assistant III Public Services Division SUBJECT: MS-99-05 A MINOR SUBDIVISION APPLICATION TO SUBDIVIDE A 50-ACRE PARCEL INTO THREE PARTS AND A REMAINDER. PARCEL 1, 2 AND 3 TO CONTAIN 10 ACRES EACH AND A DESIGNATED REMAINDER OF 20 ACRES, LOCATED ON THE EAST SIDE OF SOWLES ROAD AT THE NORTH END OF UNDERWOOD ROAD. (DISTRICT 4). APPLICANT: Sally J. Morehead Trust APN: 007-150-26 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Sowles Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. RECOMMENDATIONS: 1. A Parcel Map is required. (Development Title Section 9-915.2) 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. (Subdivision Map Act Section 66445) 3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) 4. Any driveway or fire road that exceeds 150 feet in length from any public roadway shall be improved in accordance with the requirements of the Uniform Fire Code Section 10.207, San Joaquin County Standards F-1 a, F-1 b and F-1 c and the Liberty Fire District prior to issuance of the occupancy permit for driveways or prior to recording of Parcel Map for fire roads.
