PARCEL 1, <br /> 2 AND 3 TO CONTAIN 10 ACRES EACH AND A DESIGNATED REMAINDER <br /> OF 20 ACRES, LOCATED ON THE EAST SIDE OF SOWLES ROAD AT THE <br /> NORTH END OF UNDERWOOD ROAD. (DISTRICT 4). <br /> APPLICANT: Sally J. Morehead Trust APN: 007-150-26 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> Sowles Road has an existing right-of-way width of 60 feet and a planned right-of-way width of <br /> 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 4. Any driveway or fire road that exceeds 150 feet in length from any public roadway <br /> shall be improved in accordance with the requirements of the Uniform Fire Code <br /> Section 10.207, San Joaquin County Standards F-1 a, F-1 b and F-1 c and the Liberty <br /> Fire District prior to issuance of the occupancy permit for driveways or prior to recording <br /> of Parcel Map for fire roads.
