INTRODUCTION <br /> Paul and Vicki Nannizzi are creating a second parcel from property they own on 12953 Tokay <br /> Colony Road in Lodi, CA. According to the San Joaquin County Development Title, a Surface <br /> and Subsurface Contamination Report (SSCR) must be conducted at the time of Tentative Map <br /> submittal. The purpose of this report was to investigate the subject property for real or potential <br /> environmental contamination and report the findings to the Client and the San Joaquin County <br /> Environmental Health Department. This report complies with the San Joaquin County Ordinance, <br /> specifically 9-905.12(a) for a "Surface and Subsurface Contamination Report." <br /> In addition, the report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials include agricultural <br /> chemical residues, high concentration of nitrate laden groundwater and other contaminants which <br /> may have originated from a wide area. Point sources investigated include fuel storage tanks, <br /> septic systems and/or chemical storage areas. <br /> No chemical analysis was conducted for this investigation nor was there an inspection of the <br /> existing buildings for asbestos containing materials (ACMs). An analysis of the domestic well <br /> serving the house on proposed Parcel 1 has been tested for nitrates and the agrichemical <br /> dibromochlorpropane (DBCP) for the Soil Suitability Study(See QCI# E-99-824 ). The Soil <br /> Suitability Study is also be required for this project by the Environmental Health Department. <br /> SITE DESCRIPTION <br /> As illustrated on the attached Tentative Map, the subject property consists of a rectangular <br /> shaped, flat 9.2 acre parcel. Site address is 12953 Tokay Colony Road, Lodi and the Assessors <br /> Parcel No. is 063-210-18. The site is bordered to the north, south and west by a rural, single <br /> family housing (ranchettes), and to the east by a cherry orchard. It is currently zoned AG-40. <br /> There is an East Bay Municipal Utility District easement in the southeast corner of the property. <br /> This easement contains an underground water pipeline. <br /> The property was previously farmed in walnuts by Mr. Nannizzi several years ago. There are a <br /> few remnant trees; however, there has been no application of pesticides for several years. The <br /> region has been dry land and irrigated farmed, particularly in vineyards for the last several <br /> decades. Irrigation is provided from irrigation wells. Proposed Parcel 1 contains the Nannizzi's <br /> re idence An on-site domestic well and septic system serves this house. The domestic well is <br /> presently located on future Parcel 2. A new well will have to be drilled on Parcel 1 Storm <br /> drainage flows to an existing drainage ditch along the south property line, adjacent to Tokay <br /> Colony Road.
