CONCLUSIONS AND RECOMMENDATIONS
From visual observations, there is no surface contamination. The probability of subsurface
contamination from pesticides can be considered nonexistent-to-low, considering the
environmental fate data and clay soil type. Groundwater testing for nitrate and DBCP has been
performed to complete the requirements of the Soil Suitability Study. The nitrate concentration is
a low 10 ppm and both the pesticides DBCP and EDB are non-detect. Therefore, at this point in
time, no corrective action is required within the boundaries of the subject property.
We do not recommend the well water be tested for a multi-residue pesticide screen consisting of
analysis for Dinitroanaline, Triazine, Organochlorine and Organophosphates. Although the
subject property is outside of a delineated area surrounding the Harney Landfill in which all new
wells must have a grout seal to 200 feet, we do recommend that the Environmental Health
Department be contacted before drilling a new well on Parcel 1 to ensure that grouting
requirements have not changed.
It is our opinion that contamination originating from the existing septic tank is highly unlikely.
Contamination from a tank is usually dependent upon the age and type of tank construction
material. The next time the tank is pumped out, the sewage contractor can check its integrity.
The density of septic systems in the surrounding area can also be considered very low. The
number of systems in an area is one of the prime factors for contamination of the underlying
groundwater.
Asbestos containing materials (ACM) testing from any portion of the existing buildings is outside
t e scope of this investigation. If the existing buildings are ever demolished, testing for ACMs
should a done at that time
LIMITATIONS
The purpose of this report is only to inform the Client and the San Joaquin County Environmental
Health Department of the environmental conditions as they currently exist at the subject site and
within the parameters established in the County Ordinances. Quality Control Inspection, Inc.
does not assume responsibility for the discovery and elimination of environmental hazards.
Compliance with submitted recommendations and/or suggestions in no way assures mitigation or
elimination of environmental concerns.
No statement can be made with scientific certainty regarding latent surface or subsurface
conditions which may have originated on-site, or off-site from various sources. We cannot
represent the subject property, adjacent land or underlying groundwater free from environmental
hazards. The possibility always exists for contaminants to be placed or migrate through the soil,
surface water, groundwater or air at any point in time.
Respectfully submitted,
QU ITY CO ROL INSPECTION, INC.
66"Z4
Don Chesn , R.E.A.
Registered EnvironmentAssessor#4675
Agricultural Pest Control Advisor#6237
OQ'lit?/ (pntrol Inspection
