Mr. Borges reviewed Environmental Health Division requirements. Mr. Borges explained the <br /> soil suitability study/nitrate loading study and sewage disposal system. <br /> Mr. Darrow informed Mr. Schubert that the new winery will change the occupancy of the exiting <br /> agricultural building. A Structural Evaluation by an Engineer will be required. <br /> Mr. Van Buren explained the Planning Commission hearing procedures. <br /> Mr. Schubert inquired about the landscaping. Ms. Wehrmeister told the applicant that vines <br /> planted to the property line would be acceptable. <br /> Ms. Wehrmeister informed the applicant that he will need to submit a site plan showing <br /> compliance with the conditions at the time a building permit is submitted. <br /> Mr. Herzick informed the applicant that he will need a Building Permit for a change of <br /> occupancy. <br /> Mr. Herzick also, informed the applicant that he will need to contact the Fire District regarding <br /> on-site water supply. <br /> Mr. Schubert inquired about the paving of driveways. Mr.Neely said that he would need to pave <br /> the area from the road line to the property line approximately 8-feet. <br /> --------------------------------------------------------------------------------- <br /> 10:30 a.m. 4. VARIANCE APPLICATION NO.VR-00-4 OF PAUL & BARBARA <br /> TW COVEY. A Variance application to subdivide a parcel into four separate <br /> parcels by reducing the required width and lot size requirement for the <br /> R-L zone. Located on the southeast corner of Myrtle Street and Anteros <br /> Avenue, east of Stockton (APN: 157-210-37; Address: 144 N. Anteros <br /> Avenue, Stockton). <br /> Tina Wehrmeister Associate Planner; Paul Covey, owner, and Ray Borges,Environmental <br /> Health Division, were present for this item. <br /> Ms. Wehrmeister presented the project. <br /> Ms. Wehrmeister informed Mr. Covey that staff would be recommending denial based on the <br /> inability to make all of the required findings in the affirmative. <br /> Mr. Covey and staff discussed the project. <br /> Mr. Van Buren explained the Planning Commission hearing procedures. <br /> Mr. Covey asked when was the Planning Commission hearing. Ms. Wehrmeister said it would <br /> be held on December 7,2000. <br />
