k'g KLEINFELDER
7 FINDINGS AND CONCLUSIONS
Kleinfelder performed this Phase I ESA in accordance with the scope and limitations of ASTM
Practice E1527-97. The purpose ol'this assessment was to evaluate recognizable environmental
conditions associated with the present or past usage, storage, or disposal of hazardous substances
or petroleum hydrocarbons at the: subject site. The findings of this environmental assessment
area presented below, and are based on Kleinfelder's knowledge of the subject site from our site
observations and information gathered during our review. These findings are subject to the
limitations presented at the end of this report, and may change if additional information becomes
available.
7.1 BACKGROUND
Based upon our review of aerial photographs and topographic maps, the site has historically been
used as a fallow agricultural field. Presently the site is a vacant plot of land with no vegetation
present.
7.2 FINDINGS AND CONCLUSIONS
Based upon the results of our research, Kleinfelder makes the following observations regarding
the site.
1) On properties with a history ole agricultural use, many underground pipelines may exist. It
was common for said pipelines to contain asbestos (e.g. Transite pipe). Subsurface
exploration is not a part ole a typical Phase I Environmental Site Assessment scope of work.
However, in the event that any subsurface structures are encountered during site development
or excavation on site, care should be exercised in determining whether or not the subsurface
structures contain asbestos. if they contain asbestos, they should be removed, handled,
transported, and disposed of in accordance with local, state, and federal laws and regulations.
Additionally, if suspect materials are encountered, the signatories of this report should be
notified immediately.
2) No surface evidence of contamination was noted on site. Kleinfelder recommends if stained
soil, odorous soil, or other evidence of contamination is encountered on site, the signatories
of this report should be contacted for additional consultation.
3) A pole mounted transformer is located on site. The transformers are in good condition with
no obvious soil staining present. It is common to find polychlorinated biphenyl's (PCB)
within the older pole mounted transformers. To verify that the transformers do not contain
any PCB's, the local utility company should be contacted.
20-4328-01.1101l2019R556 Page 18 of 21
Copyright 1999. Kleintfelder. Inc.
