1 <br /> CONDITIONS OF APPROVAL <br /> MS-99-24 <br /> Lindberg <br /> Minor Subdivision Application No. MS-99-24 was approved by the San Joaquin County Planning <br /> Commission on May 18, 2000. The effective date of approval is May 28, 2000. This tentative map <br /> approval will expire on May 28, 2003, which is three years from the effective date of approval,unless <br /> (1)all Conditions of Approval have been complied with and (2)a Parcel Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Tina Wehrmeister,468-8477) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Revised Tentative <br /> Map dated April 20,2000. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured at the front yard setback line. <br /> (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 2 acres. (Development Title Chapter 9-1100) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot-wide private easement for access to the proposed parcels shall be shown on <br /> the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. Prior to recordation of the Parcel Map, the entire length of the private right-of-way shall <br /> be constructed and maintained to the standards required by Section 10.207 of the <br /> Uniform Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15[c]) <br /> d. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> e. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) Fire access road requirements shall be completed prior to recording the Parcel Map. <br /> Conditions of Approval - 1 - MS-99-24 <br />
