2. DEPARTMENTOF PUBLICWORKS (Staff Contact:Pat Dichupa,468-3000) <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The remainder shall be designated as"Designated Remainder"on the Parcel Map. (Subdivision <br /> Map Act Section 66445) <br /> c. An Irrevocable Offer of Dedication shall be required across the south 25 feet of Assessor's Parcel <br /> No. 093-040-12 and 25 feet along the east property line of Parcel 1 and 25 feet along the west <br /> property line of Parcel 2. (Development Title Section 9-1150.5[b]) <br /> d. The frontage improvements for future roads along the north frontage of Parcels 1 and 2 and the <br /> Designated Remainder and along the south frontage of Parcels 3 and 4 and the Designated <br /> Remainder shall be constructed in conformancewith the standards for one-half of a 50-foot-wide <br /> right-of-way Rural Residential Road. The construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and Roadway ImprovementAgreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreementwith a deposit equivalentto the <br /> estimated construction costs prior to approval of the Parcel Map. A$260.00 fee currently is required <br /> for processing,per Development Title Table 9-240.2,in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepared by a Registered Civil Engineerwith a typical section <br /> drawing on a form to be supplied by Public Works and submitted to Public Works for approval. As <br /> an option, Public Works will prepare the drawing with an estimate for an additional fee of$115.00. <br /> (Development Title Section 9-1150.2[d][3]) <br /> e. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> f. Requirementsfor construction of improvements shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> g. Drainage from each parcel shall be retained on the site by a retention basin(18-inch maximum <br /> depth)and shall be noticed by a statement on the Parcel Map. The volume of on-site drainage <br /> required shall be specified for each parcel on the Parcel Map. (Development Title Section 9-1135.9) <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact:Ted Norgard,468-3443) <br /> a. A soil suitability study,as required by Section 9-1105.2(d)of the Development Title,which indicates <br /> that the area is suitable for a septic tank system must be performed prior to recordation of the Parcel <br /> Map. A review fee of$156.00 is required at the time of submittal to the Environmental Health <br /> Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or the EPA Design Manual for on-site wastewater treatment and disposal systems is required for <br /> each parcel. A permitfee of$78.00 per percolation hole is required. <br /> b. The existing private water wells shall be tested for the chemical dibromochloropropane(DBCP)and <br /> nitrates prior to recordation of the Parcel Map. Samples are to betaken and analyzed by a State <br /> approved laboratory. (Development Title Section 9-1115.7) <br /> c.
