Lindberg APN: 093-040-12 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Fine Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> The length of the private road exceeds the maximum allowed without a secondary access per <br /> Development Title Section 9-1150.15 (b). The private road, plus secondary access, is also required to <br /> be built to Uniform Fire Code Standards. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. An Irrevocable Offer of Dedication shall be required across the south 25 feet of <br /> Assessor's Parcel No. 093-040-12 and 25 feet alonythe east property line of Parcel 1 and <br /> Parcel 3. <br /> (Development Title Section 9-1150.5(b)) <br />
