A <br /> Major Subdivision pre-application for a 25 lot single-family residential <br /> subdivision. Located on the west terminus of Clayton Avenue, and <br /> Turnpike Road, Stockton (APN: 175-200-02, 3; Address: 3685 S. <br /> Turnpike Road, Stockton). <br /> Jennifer Jolley,,associate Planner;Jim Rose,Jim Rose Construction; Zachary C. Wong; Wong <br /> Engineers Inc., and Anthony Noceti were present for this item. <br /> Ms.Jolley introduced the project. Ms.Jolley reviewed the Community Development Department <br /> memo. <br /> Mr. Wong asked if the noise study could be deferred and be a condition of the parcel map. <br /> Ms.Jolley indicated no,and informed the applicants that an acoustical study must be prepared <br /> and submitted before the environmental review can be completed. Ms.Jolley indicated that the <br /> Community Development Department needs to be sure that potential noise impacts can be <br /> mitigated. <br /> Ms.Jolley indicated that she has received the"will serve" letter for water. Mr. Wong indicated <br /> that they were waiting for a"will serve" letter from the City of Stockton for sewer. <br /> Ms.Jolley questioned potential annexation issues. Mr. Wong informed the Committee that <br /> Mr.Jose Alva will be legal counsel for the project, and that he is waiting to talk to Mr. Alva <br /> regarding these issues. <br /> Mr.Neely reviewed the Public Works Department requirements. <br /> Mr. Borges reviewed the Environmental Health Department requirements. <br /> Mr. Wong questioned the driveway access listed as item 19 in the Public Works Department <br /> memo.
