(Development Title Section 9-1020. 7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.7) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Five (5) trees shall be planted, evenly spaced throughout <br /> the parking lot. <br /> g) SIGNS: All portions of any sign shall be set back a minimum of five (5) feet from any <br /> future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> h) ACCESS: Access driveways have a width of no less than 25 feet for two-way traffic and <br /> 16 feet for one-way aisles. (Development Title Section 9-1015.5(h)(1) <br /> i) SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted <br /> in front yards, street side yards, or in front of main buildings. (Development Title <br /> Section 1022.4[d][2]) <br /> (2) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the <br /> property line of APN's 228-150-25 and 228-150-22 (Development Title Section <br /> 1022.4[d][1]) Within thirty (30) feet of the property line the wall must be reduced to <br /> three (3) feet in height. <br /> j) GATES: Any gate other than for pedestrian use only, shall be set back or recessed a <br /> minimum of 10 feet from the property line unless there are at least 16 feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement <br /> is waived. (Development Title Section 9-1022.2[f]) <br /> k) UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit. <br /> (1) Key Boxes: A Knox box shall be installed according to the local fire department's <br /> instructions. <br /> (2) Fire extinguishers shall be installed in accordance with California Fire Code, Standard <br /> 10-1 of Volume 2. <br /> (3) Fire permits may be required prior to occupancy to conduct operations hazardous to <br />
