LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares; provided, however,.that such <br /> light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10).foot wide landscaped strip, respecting the Ultimate.right-of-way width of <br /> Olive Avenue and..West Ripon Road, shall be installed-across the:frontage.of the project site. <br /> (Development Title Section 9-1020. 7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%a).of.landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Five (5}trees <br /> shall be planted and evenly spaced throughout the parking lot. <br /> g. SIGNS: All portions of any sign shall be set back a minimum of five (5)feet from any future right-of- <br /> way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> h. ACCESS: Access driveways shall have a width of no less than 25 feet for two-way traffic and 16 <br /> feet for one-way aisles. (Development Title Section 9-1015.5(h)(1) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards,or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> (2) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the adjoining <br /> property lines with APN's 228-150-25 and 228-150-22 (Development Title Section 1022.4[d][11) <br /> Within thirty (30) feet of the property line, the wall shall be reduced to three (3) feet in height. <br /> The masonry wall shall not be required within the ultimate right-of-way of Olive Avenue and West <br /> Ripon Road. <br /> j. GATES: Any gate other than for pedestrian use only shall be set back or recessed a minimum of 10 <br /> feet from the property line unless there are at least 16 feet between the property line and the edge of <br /> the traveled roadway, in which case the setback requirement is waived. A gate or chain shall remain <br /> fixed in place across the driveways during non-business hours. (Development Title Section 9- <br /> 10222[f]) <br /> k.
