CONDITIONS OF APPROVAL <br /> WELDON BANKSTON <br /> MS-90-73 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval <br /> a . Dedication to result in a 25-foot wide right--of.-way from the <br /> center line of Fine Road to the property line and a 30 by 30 <br /> foot corner cutoff (snipe) at the intersection of <br /> Copperopolis Road and Fine Road shall be required across the <br /> frontage of Parcel #3 . <br /> b. The frontage improvements for Copperopolis Road and Fine <br /> Road shall be constructed in conformance with the standards <br /> for one-half of 84-foot and 50-foot right-of-way Farm or <br /> Estate Subdivision streets , respectively. The construction <br /> of the frontage improvements will be deferred , upon <br /> execution by the owner of a Deferred Frontage Improvement <br /> Agreement , prior to approval of the Parcel Map. (A $250 .00 <br /> fee is required for processing per Ord . No. 3337 in addition <br /> to a copy of the Grant Deed and an estimate for the required <br /> frontage improvements . The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on <br /> a form to be supplied by the Public Works Department and <br /> submitted to the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of $100 . 00 ) . <br /> C . Requirements for construction of improvements noticed by a <br /> statement on the Parcel Map . <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> d . A Parcel Map is required . <br />
