CONDITIONS OF APPROVAL <br /> UP-94-11 <br /> Roberts Enterprises <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. <br /> Those Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for a heavy construction contractor's storage yard as shown on the site <br /> plan submitted October 17, 1994. <br /> b. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> C. A minimum of 1 parking space shall be provided, including 1 space for the physically <br /> handicapped (1 space is required for every employee). (Development Title Section 9- <br /> 1015.3) <br /> d. The driveway width at the ultimate right-of-way shall be 40 feet maximum. The design of <br /> the driveway shall be such as to allow trucks to enter and exit property without entering <br /> into the opposing lane of traffic. (Development Title Section 9-505.7) <br /> e. Truck access gates shall be recessed from the property line a minimum of 65 feet. <br /> (Development Title Section 9-505.7) <br /> f. The Improvement Plan shall show all existing and proposed surfaces. All automobile <br /> parking and circulation areas and major truck circulation/maneuvering areas shall be <br /> surfaced and permanently maintained with a base material and two inches of asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. The <br /> driveway may be surfaced with base material and chip seal as long as the average <br /> number of daily trips does not exceed two per day. Truck parking spaces and minor <br /> truck circulation areas may be surfaced with base material and chip seal. Gravel may be <br /> used for trailer storage areas. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> g. A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width of <br /> Welty Road, shall be installed across the frontage of the project site prior to issuance of <br /> the Certificate of Occupancy. All areas not used for buildings, parking, driveways, <br /> walkways, approved outdoor storage areas, or other permanent facilities shall be <br /> landscaped. Areas of the property which are not part of the project shall be barricaded <br /> from traffic and kept mowed and dust free.
