f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of 60 feet,shall be installed across the frontage of the project site. g. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public right-of-ways. Screening shat) be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 9-1022.4[d][2]) h. SIGNS: Signs shall comply with Development Title Section 1710.4(i). A total of six(6) freestanding and attached signs are allowed. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9- 1710.2[g]) 2. PUBLIC HEALTH SERVICES (Staff Contact:Ted Norgard,468-3443) a. Prior to issuance of building permits and or acceptance of an improvement plan, the applicant shall submit a revised plan stating the maximum number of employees the sewage disposal system is being designed for. The applicant shall also state how the leach field area will be barricaded so it cannot be driven over, parked on, or used as a storage area. This leach field area must be used for that specific purpose only and cannot contain any underground utility lines. (Development Title, Section 9-1110.4(c)(5)) b. The applicant shall provide potable water(either from a new well or repair the existing well)to meet the State standards,as provided in the California Health and Safety Code and the California Uniform Food Facilities Law. 3. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam, 468-3055) a. The traffic impact mitigation fee may be required for this development. The fee is due and payable at the time of Final Site Plan approval. The fee is $167.96 per additional daily trip-end generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions R-90-304, R-93-167, R-94-179, R-95-650 and R-96-592) b. A copy of the Final Site Plan shall be submitted prior to the release of building permits. c. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has addressed the items on the attached Waste Plan Format for Development Projects. The final site plan is required upon submittal of verification. d. Any dedication, permits or improvements for State Route 88 shall be as required by Caltrans. Conditions of Approval -2 - SA-00-13
