f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of 60 <br /> feet,shall be installed across the frontage of the project site. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public right-of-ways. Screening shat) be six <br /> (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, <br /> or in front of main buildings. (Development Title Section 9-1022.4[d][2]) <br /> h. SIGNS: Signs shall comply with Development Title Section 1710.4(i). A total of six(6) freestanding <br /> and attached signs are allowed. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> 2. PUBLIC HEALTH SERVICES (Staff Contact:Ted Norgard,468-3443) <br /> a. Prior to issuance of building permits and or acceptance of an improvement plan, the applicant shall <br /> submit a revised plan stating the maximum number of employees the sewage disposal system is <br /> being designed for. The applicant shall also state how the leach field area will be barricaded so it <br /> cannot be driven over, parked on, or used as a storage area. This leach field area must be used for <br /> that specific purpose only and cannot contain any underground utility lines. (Development Title, <br /> Section 9-1110.4(c)(5)) <br /> b. The applicant shall provide potable water(either from a new well or repair the existing well)to meet <br /> the State standards,as provided in the California Health and Safety Code and the California Uniform <br /> Food Facilities Law. <br /> 3. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam, 468-3055) <br /> a. The traffic impact mitigation fee may be required for this development. The fee is due and <br /> payable at the time of Final Site Plan approval. The fee is $167.96 per additional daily trip-end <br /> generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-90-304, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> b. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> c. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The final site <br /> plan is required upon submittal of verification. <br /> d. Any dedication, permits or improvements for State Route 88 shall be as required by Caltrans. <br /> Conditions of Approval -2 - SA-00-13 <br />
