REVISED CONDITIONS OF APPROVAL <br /> SA-00-25 <br /> Celle <br /> Site Approval Application No. SA-00-25 was approved by the San Joaquin County Planning <br /> Commission on October 19, 2000. The effective date of approval is October 29, 2000. This approval <br /> will expire on April 30, 2002, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Terry Farris,468-3154) <br /> a. IMPROVEMENT PLAN: Submit an "APPLICATION-IMPROVEMENT PLAN". The Site Plan <br /> required as a part of the improvement plan must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 2,000 square foot Small Agricultural store as shown on the <br /> Plan submitted May 19, 2000. A maximum of 500 square feet may be utilized for limited retail sales <br /> and shall be shown on the Retail Sales Area Plan. This approval does not include preparation of <br /> fresh food of e6itde^. . <br /> c. BUSINESS LICENSE: The applicant shall submit a Business License Amendment form to amend <br /> the current business description. The Business License Amendment form shall be submitted <br /> concurrently with the Site Plan application. <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with chip seal of appropriate depth in order to provide a durable, dust free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5) <br /> (2) A minimum of seven parking spaces shall be provided, including one van accessible space(3.3 <br /> spaces are required for every 1,000 feet of building area). (Development Title Section 9-1015.3) <br /> (3) Any future building expansion or expansion of use to include freshly prepared food will require a <br /> Use Permit as well as paved parking and striping. <br /> Revised Conditions of Approval - 1 - SA-00-25 <br />
