f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of 60 <br /> feet, shall be installed across the frontage of the project site. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven(7)feet in height.Outside storage is not permitted in front yards,street side yards, or <br /> in front of main buildings.(DevelopmentTitle Section 1022.4[d][2]) <br /> h. SIGNS: Signs shall comply with Development Title Section 9-1710.4(1). A total of six (6) <br /> freestanding and attached signs are allowed. All portions of any sign shall be set back a minimum of <br /> five (5) feet from any future right-of-way line, including any corner cut-off(snipe). An encroachment permit shall be required for work within the Beyer Road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. The Traffic Impact Mitigation Fee may be required for this development.The fee is due and payable <br /> at the time of building permit application. The fee currently is $167.96 per additional daily trip-end <br /> generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. A credit may <br /> be allowed if it can be verified that the existing development on this site was in operation on or after <br /> April 23,1990. (Resolutions R-90-304,R-91-1025,R-93-167, R-94-179, R-95-650 and R-96-592) <br /> c. A Copy of the Final Site Plan shall be submitted prior to release of a building permit. <br /> d. Any improvements, dedications, or permits along State Highway Route 88 shall be as required by <br /> Caltrans. <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact:Ted Norgard,468-3443) <br /> a. Should the applicant plan to enlarge the facility to a large agriculture store, then three sets of plans <br /> and specifications will be required to be submitted to Environmental Health Division for review and <br /> approval prior to issuance of building permit(s).(California Health and Safety Code, Section 113915). <br /> b. Should the applicant plan a large agriculture store,the Environmental Health Division will require a <br /> Soil Suitability Study performed by a Registered Engineerwhich indicates that the area is suitable for <br /> a septic system that can adequately handle increased use(s). <br /> c. Should the number of non-resident individuals exceed 24 for at least 60 days per year, or the <br /> number of service connections exceed four, a yearly permit to operate a public water system will be <br /> required by the Environmental Health Division(San Joaquin County Development Title 22, Sections <br /> 9-1120.2 and 9-1115.9). <br /> Revised Conditions of Approval -2 - SA-00-25 <br />
