CONDITIONS OF APPROVAL <br /> SA-96-9 <br /> Sidhu, et al <br /> Site Approval Application No. SA-96-9 was approved by the San Joaquin County Community <br /> Development Department on April 1, 1996. The effective date of approval is April 11, 1996. This <br /> approval will expire on October 11, 1996, which is six months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. IMPROVEMENT PLAN: Submit an 'IMPROVEMENT PLAN'. The Site Plan required as <br /> a part of the improvement plan must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including <br /> gates), on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the 'SITE PLAN CHECK LIST' for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b. COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits,the Improvement Plan/Site Plans shall be submitted within 60 days from <br /> the date of this approval letter. Enforcement action will be deferred if the Site Plan is <br /> submitted within 60 days and the Conditions of Approval are met within six months from <br /> the date of this approval letter. <br /> C. APPROVED USE: This approval is for truck and trailer rentals for up to five trucks and <br /> two trailers as shown on the Plan submitted February 15, 1996. The trucks shall be no <br /> longer than 24 feet (use type: automotive sales and services, automotive rentals). This <br /> approval is an addition to the existing mini-mart and gasoline sales. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the building permit application. (Section 7-1000 of the County Ordinance Code) <br /> e. MERGER: All of the properties within Assessor Parcel Number 143-140-30 shall be <br /> merged. The applicant shall submit a Merger application to be approved prior to <br /> approval of the Improvement Plan. There is a fee for the Merger application. <br /> f. PAVING: The proposed project area shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided where necessary <br /> to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> Conditions of Approval - 1 - SA-96-9 <br />
