g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of Waterloo Road and Chronicle Avenue, shall be installed across the <br /> frontage of the project site. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six to seven feet in height shall be erected along the south <br /> property line of the project site. (Development Title Section 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash and <br /> the storage area behind the building, shall be screened so as not to be visible <br /> from adjacent properties and public rights-of-way. Screening shall be six to <br /> seven feet in height. Outside storage is not permitted in front yards, street side <br /> yards, or in front of main buildings. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application or site plan approval. The fee <br /> currently is $149.08 per daily trip-end generated in the Stockton area. The fee shall be <br /> automatically adjusted on July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record.
