REVISED CONDITIONS OF APPROVAL <br /> JUNE M. FERRONI <br /> SA-91-31 <br /> Unless otherwise specified, all Condition of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance of <br /> any building permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted to the Department of <br /> Public Works for approval. <br /> b. Dedication to result in a 55-foot wide right-of-way from the <br /> centerline of Waterloo Road to the Property line shall be <br /> required across the frontage of APN 141-282-25. <br /> C. A six and one half foot (6. 51 ) wide concrete sidewalk shall be <br /> constructed in conformance with San Joaquin County Standards <br /> along the frontage of Waterloo Road. The construction of the <br /> frontage improvements (sidewalk) will be deferred upon <br /> execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to issuance of a <br /> Building Permit/Improvement Plan. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $100. 00) . <br />
